Urban Strategies assisted Indwell with urban design, engagement and development approvals of a 40-unit affordable housing project in Streetsville, Mississauga. Developed in partnership with the Region of Peel, Indwell’s project creates 40 units of permanently affordable housing within a 3-storey, ultra-low energy (Passive House) building that connects, retains and improves the existing heritage-listed buildings on-site. The project takes place on the combined 25 Thomas Street and 463 Victoria Street properties, replacing previous informal affordable housing in a rooming house with more permanent and higher-quality housing that is designed to fit within the neighbourhood fabric.
The project introduces a new 3-storey infill building connecting two heritage buildings on the sites, creating one unified, affordable housing building built to the highest energy efficiency standards. Residents of the new building will be within walking distance of the shops and services in downtown Streetsville and GO Transit service.
To realize this critically important housing project, Urban Strategies helped Indwell secure reduced parking rates and modified building standards, demonstrating how the project could balance housing delivery with neighbourhood compatibility.
